This is the service for you if you are a professional landlord who likes a hands-on approach and wish to administer your rent payments, deal with the maintenance and repairs, manage the legal notices of the property.

We will carry out the following for you:

  • Valuation: we advise on achievable rentable rate for your type of property to give you the best return on your investment.

  • Marketing: producing professional photographs, Google street view (if available) and full property details available via our website and as a PDF. Plus, publishing it all on website and social media, contacting individual and corporate contacts, and all suitable applicants registered with us will be mailed, sent a text or phoned with the property information.

  • Viewings: always accompanied viewings available 6 days per week.

  • References and credit checks: once we have found a potentially suitable tenant we will apply for appropriate references and contact you for approval. Referencing normally includes ascertaining credit worthiness, ability to pay, employment and previous landlords’ references using direct contact together with that provided by a professional referencing company.

  • Right to Occupy: copy and check registration card.

  • Lease Production: using our standard short-fixed term lease unless previously agreed with you and in accordance with Residential Tenancy (Jersey) Law 2011. Click here to find out more.

  • Inventory and Condition Report: organise a detailed report in accordance with The Residential Tenancy (Conditions Report) (Jersey) Order 2014 to include an extensive photographic library of the property and its contents.

  • Rent: after collecting the first month’s rent from the tenant, we pass on details of your bank account to the tenant for them to set up monthly payments by standing order.

  • Deposit: collected from tenant and transferred to you, for you to lodge with my|deposits Jersey. Click here to find out more.

  • Services: we will assist with the notification of the service companies (electricity, gas, telephone, water) noting that the companies will only act upon direct contact from new account holders.

  • Check-In: after lease has been agreed and signed, deposit and rent paid, we will meet and greet tenants at check-in, walk them through the property to acquaint the new tenants with their new home.
